Should we remodel or build new?
Homeowners can find themselves asking the question--Should we remodel, add on, or just build new. The question requires certain other questions to be answered first. If a home was built ten or more years ago, chances are that the cost base in the house and land is still lower than the price of land and building a home today per square foot. The construction cost for new construction has slowly inched down from the high of years of 2005 and 2006. Currently, the cost to build a new home is about the same as in the year 2001. That is not to say that every aspect of construction is that low or that it will stay at that level for any period of time. It boils down to supply and demand. Since there is limited demand for new construction due to the glut of foreclosures and short sales, the prices of materials and labor has been pushed lower. Many of the manufacturers and mills have continued to reduce the price due to low demand. We have now reached a bottom in price decreases in new construction since lowering the price any further would put it below cost for materials purchased and the cost of labor today. With that said, this is historically the best time in the last thirty years to build a home. Land can also be purchase at a much discounted price than what it was selling for five years ago due to the foreclosures and short sale.

At this point you can spend as much or more to take down walls and roof systems than what it cost to build new. One needs to weigh the original cost of the home plus the improvements in order to make a good decision on whether or not remodeling is a worthwhile investment.
